Why it slides, and what it costs you

Nobody gets excited about maintenance. It's a clause on page 14 of the lease, and you've got an actual job to do. So it slides.

Then the unit on the roof quits on a 105° afternoon, you're paying for a repair instead of a checkup, and the landlord wants to know when it was last serviced. A lot of the older DFW stock we work in has rooftop units well past their easy years. They give you warning signs. Somebody has to be up there to see them.
