Potholes and failed sections cut out and patched, concrete or asphalt, for commercial tenants in Farmers Branch, Addison, and Lewisville.
Same crew that handles your HVAC, electrical, and plumbing cuts out failed asphalt and concrete and patches it clean. Farmers Branch, Addison, and Lewisville.
What we don't do: full lots, resurfacing, or new slabs. If the whole lot is shot, we'll tell you straight and you can bring in a paving contractor. We fix the sections that are broken now.
On a triple-net lease, you're paying for it either way
Here's the part most tenants don't think about. Lot repairs land on you one way or another: sometimes it's yours to arrange, and sometimes the landlord handles it and charges it back through CAM at the end of the year.
Either way, it comes out of your pocket. So it's worth knowing what the work cost and having a line-item invoice for it, instead of finding it in a common area maintenance reconciliation twelve months later.
Same deal as everything else
One number, one crew, one line-item invoice you can hand straight to your landlord.
No surprise billing.
Any work beyond the original quote gets approved by you, in writing, before we start. And you get a line-item invoice you can hand straight to your landlord.
Parking Lot Patching: common questions
Can I legally fix a pothole?+
On leased property this is a permission question more than a legal one. The lot is usually common area, so most commercial leases require the landlord's written consent before a tenant alters it, even to repair it. Get that consent in writing before any work starts. Once you have it we can quote the patch, and a written scope gives the landlord something specific to approve.
How do you fix a pothole in a parking lot?+
We cut it out, patch it, and compact it. On asphalt that means squaring off the failed section, removing the broken material down to a sound base, filling, and compacting so the patch does not sink or spread. On concrete we cut out the failed section and re-pour it. The point is to remove what failed rather than fill over it, because a patch laid on a bad base comes back.
Do you repave or resurface the whole parking lot?+
No. We patch broken sections: potholes, failed concrete, broken-up spots in the truck yard and drive lanes. We do not do full lots, resurfacing, or new slabs, and we do not do striping or sealcoating. If the whole lot is shot we will tell you straight so you can bring in a paving contractor instead of paying us to patch something that needs replacing.
How much does it cost to repair a pothole in a commercial lot?+
We quote it after we see it. Cost turns on how many sections are failing, how deep the failure goes, whether it is asphalt or concrete, and whether we can get equipment to it without shutting down your lot during business hours. Call and we will come look, then send a written quote. Any work beyond the original quote gets approved by you, in writing, before we start.
Can I get the lot patched without shutting down the business?+
Usually. Most patch work is sectional, so we close off the area we are working in and leave the rest of the lot open. Tell us your delivery windows and your busiest hours when you call and we will schedule around them. Commercial tenants are the only work we take, so working around an operating business is the normal case, not the exception.
