Farmers Branch, Addison, and Lewisville form a single commercial corridor along the Valwood, Belt Line, Dallas North Tollway, and I-35E lines. The buildings are mostly older — 1950s and 1960s industrial, mid-century retail strips, and office parks from the first North Dallas boom. They share the same maintenance profile: aging HVAC, panels sized for a different decade, and drain lines pushed past spec by retail kitchens. Same crew on all three cities.
