Built by a landlord who lived the problem

Big Dog Tenant Services is an extension of a service model Dave has run on his own commercial tenants for years. He owns industrial, warehouse, and strip-mall property across DFW and manages it himself — no third-party property manager in the middle.

Under a triple-net lease, the landlord handles the roof and the tenant handles everything else —€” the HVAC, the plumbing, the electrical, the clogged floor drain at 7 a.m. on a Saturday. Most tenants don’t have a single vendor they can call for all of it. So Dave’s tenants started calling him. He’d send his own HVAC, electrical, or plumbing crew, charge it through the CAM, and the tenant got one call and one invoice.

That’s the business. Big Dog Tenant Services productizes it for outside commercial tenants: same-day dispatch, one phone number, one company for HVAC, electrical, and plumbing.

The people behind it

Dave owns the company and has been a DFW commercial landlord for years. He previously built and sold a construction business and spent four years inside the acquirer before exiting in June 2024 — so he has seen both sides of the vendor relationship.

A commercial real estate broker partner opens doors across DFW —€” industrial space from small retail up to big-box warehouse. He’s the outbound channel; Big Dog Tenant Services is the service arm.

A master electrician partner covers the licensing structure required for commercial electrical work. Every electrical job gets done to code under his license.

Why we answer the phone

Dave has been burned twice by vendors who disappeared and took passwords with them. He built Big Dog Tenant Services to be the opposite of that. Long-haul partnership, one number, same-day dispatch. The plain thing.
